What we do

Three things you want done and rarely have time to do.

Winning new communities, modernizing the operation behind them, and building a business worth more than the sum of its contracts — with a clear path to a sale when you're ready. Every engagement starts with a Company Review: a focused look at profitability by community, pricing, workload, reporting, and owner dependence, followed by a prioritized action plan.

MODERNIZE IT

Systems and back office

The software migration you've been putting off — planned and overseen by us

  • Automated collections and AP. A faster monthly accounting close.
  • A financial reporting package your boards actually read.
  • AI where it pays for itself now: board packets, election notices and ballots, documents searchable in seconds.
  • Annual budgets, reserve studies and long-range plans for your communities — the work boards judge you on.
  • Management fees that reflect what the work costs today.

Winning new communities

The proposal, the board presentation and the pricing that win a new HOA client — built from a board's perspective

  • Developer-appointed management, set up before the first closing.
  • Tuck-in acquisitions of smaller firms — sourced, priced, integrated.
  • Capital for growth, when it helps: a minority investment from Terza in the right operator, or acquisition financing arranged through our banking and investor relationships.
Won on the proposal. Kept on how residents feel about living thereA hospitality mindset every day — the welcome for a new owner, an on-site manager who knows names, community social events — is what boards remember at renewal.

The sale of your business

What it's worth today, and what it could be worth after twelve months of preparation — real numbers, before you decide

  • The buyers beyond the ones who call you.
  • A run process and competing offers.
  • Someone at the table who has read an earn-out before.

Troubleshooting issues at an HOA

The two communities that take up a third of your time.

Some community problems consume more time than your team can reasonably give them. We help management company owners work through difficult budgets, reserve shortfalls, board transitions, and contracts at risk — bringing a board member's perspective and coordinating specialist support where needed.

Succession and sale

Understand your business's value, prepare your options, and negotiate an informed transition.

Whether the next chapter is a family member, a senior manager, or a sale, the work is the same: know what the business is worth, spend the year before making it worth more, and go into any conversation with buyers prepared. We've sat on the buy side of consolidations, and we bring that experience to your side of the table.

Know where you stand
  • Valuation you can defend. Normalised earnings, per-door economics, contract quality and churn — priced against what buyers have actually paid, not a rule of thumb.
  • Preparation. The six to twelve months of clean-up that raises what a buyer will pay: close process, trust-account reconciliation, contract renewals, key-person dependence.
  • Your options. Succession inside the company, a partner, or a sale — and what each one means for you, your managers and your boards.
When you decide to sell
  • The buyer list. Nationals, regional groups and the independent owner down the road who wants to be bigger. Not just the ones who call you.
  • The process. Confidential outreach, a clean data room, competing offers, and terms negotiated rather than accepted.
  • The transition. Your name, your managers, your boards. What survives the sale is negotiable — if you negotiate it.
Who we are

We have sat on your customers' side of the table. Most advisors have not.

We know community management from the board’s side of the table. Our principal currently serves as treasurer on two HOA boards, with hands-on experience selecting management companies, strengthening reserves, and working through difficult funding decisions. That experience informs how we help you: understand what matters to boards, earn their confidence, and focus your team’s time where it makes the greatest difference.

John brings more than 35 years of experience helping business owners, family ownership groups, and investors navigate growth, financial challenges, and ownership transitions.

Much of his work has centered on real estate, property and community management — overseeing commercial and residential investments and guiding leasing, financing, capital planning, and asset strategy. Earlier in his career he worked in private equity and business acquisitions across the United States and Europe, and helped lead the consolidation of EuroFlorist’s seven-country European platform through its eventual sale.

At Terza Group, John combines that background with his experience as a homeowner in HOA communities and as a board member. His approach starts with understanding what each owner has built, where the business needs support, and what they want their next chapter to look like.
